Los Angeles Window Rain Leak testing

Upon visiting this Los Angeles Beach house, we noticed several potential issues. Our testing methods includes a job-walk. For the most part, this job-walk introduces us to potential pre-existing conditions. In other words, our visit will help us to determine the type of Los Angeles Window Water Intrusion Test needed.

Initially we were met by the owner of the property. She informed us that there had been previous leaks observed under the door system. For one thing, the house was positioned facing the ocean. Historically, houses in this situation take on heavy rain and wind gusts. At no time did we observe any actual water dripping from the wall, roof or doors during our visit. However, this is common even after heavy rains.  

We needed to determine exactly what was the cause of the leaks under the door systems. How would we accomplish this? First off, we’d have to separate the window test from the installation test. Accomplishing this requires us to essentially “seal-off” the glass from the wall. That is to say we isolate the glass and frame from the wall where the window was installed.

How we plan on approaching this Los Angeles Window Water Intrusion Test will make the difference between our success or failure. In other words, would we discover leaks? Finally, we, along with the owner felt that the water test which resembles the actually rain event would be ASTM E1105 test.

Our first set of tests was performed in accordance with the E1105 static method which is a 15 minute test. Afterwhich, we reversed the process, testing just the nail-in flange and not the glass.

Upon completion of the first test we observed what appeared to be water intrusion leaking from under the door sill. That is, not through the door itself but under the door. Further testing at the doors proved positive. Meaning, the same results were systemic within these door systems.    

First thing to remember about this test was that we were not testing the doors, specifically. Water over-spray from the window test was enough to make the doors leak. Because the owner felt the tests were sufficient we did not test the doors or the door installation. 

On a side note. We did, however, find water intrusion leaking within the deck system unrelated to this Los Angeles Window Water Intrusion Test. Furthermore, the use of infrared thermography was essential in sourcing this leak, even before the water became obvious.  The infrared camera images help us to see moisture intrusion during our water leak investigation that might otherwise be invisible to the naked eye.
