Los Angeles | San Francisco | San Diego
There are effectively two sides to residential water intrusion and rain leak detection. Proactive and Reactive.
Proactive Water intrusion testing can be a useful way to rule out any issues within building components or systems long before it rains and thus becomes an issue. And, having these systems tested ahead of the rain means you’re less likely to deal with mold and other hazardous conditions from rain leaks.
Reactive water intrusion and rain leak detection is usually the worst. I mean, at this point it’s usually cold, wet, and people are understandably miserable. If you’ve ever had to experience a house leaking, you know what I’m talking about. Rest assured, there is hope.
Did you know you can “over-test” a window and force it to leak? Well, you can.Water Intrusion Experts

Window Leak Detection and Testing
Window rain leaks are by far the most popular Residential Water intrusion and Rain Leak Detection service we perform. Why? I think it has a lot to do with issues that range from poor installation to poor window choice. Yes, believe it or not, the choice of window can contribute to rain leaks. Our window rain leak detection is performed on a whole host of window types. Our water intrusion testing services include skylight rain leak detection.
- We water test both aluminum and steel storefront windows
- Bay windows
- Retrofit windows
- New installation windows
- Wood windows
- Aluminum windows
No matter which window material or type, our testing procedures (AAMA 501, AAMA 502, ASTM E1105) possess the ability to isolate water intrusion rain leaks where they enter into the building. Please understand that with most cases, the interior wall covering materials i.e. drywall, paneling, etc… must be removed in order to isolate a leak into the home.
First of all, if removal of the wall covering material is not an option as with real estate escrow transactions, we can use infrared thermography. Although imperfect, thermography allows us to at least identify water which enters into the house, but will not allow for isolation.
Infrared thermography during rain leak detection
So, we previously mentioned that the use of an infrared camera is imperfect. Well, it is… imperfect. Allow me to explain. The use of an infrared camera during Residential Water intrusion and Rain Leak Detection will absolutely identify water which enters the home. What it will not do, is identify the specific location of the water intrusion. In other words, the exact locations where water enters the wall, window, roof, deck, etc…
We are level III thermographers. What does that mean? Well, for one it means we can teach infrared inspections. It also means we understand the science behind thermography and rain leak detection. This is helpful when we are not allowed or cannot remove the interior wall, floor or ceiling finishes.
Shower Pan Leak Detection in Los Angeles | San Francisco | San Diego
Even though a shower pan leak isn’t a rain leak, a leaking shower pan can still wreak havoc. Not too many people test shower pans for leaks, but we do. Leaking shower pans are the cause of many ceiling stains. As a matter of fact, we get calls weekly from people just like you who have these peculiar stains under their bathrooms. Coincidentally, the majority of these calls derive from clients who are in an escrow to purchase a house.
