As water intrusion specialists, how do you locate water leaks?

First off, finding water leaks is no easy task. As experts in the field of water intrusion we have a tried and true method of delivering results. We rely on a combination of both industry experience and following very scientific test methods (ASTM & AAMA Methods) to forensically test and investigate known leaks.  That combination of expert knowledge and science dramatically increases the chances of sourcing the water leakage in question.

Take window leaks inside your home for example. In order to replicate the conditions which caused the water intrusion in the first place you must possess the right equipment and fully understand how to use the equipment properly.

What scientific method are you speaking of?

San Diego Water Intrusion specialist Being one of the only qualified water intrusion specialists in the San Diego area, we don’t just use a garden hose to test with like so many others are currently doing; that would just be non-scientific, non-professional and ultimately ineffective in helping to locate the leaks in a manner that other industry experts could recognize and repeat if necessary.

We differentiate ourselves from others by putting science to work for us.  We follow the ASTM E2128 Guideline, which is the “Standard Guide for Evaluating Water Leakage in Building Walls”.  Note that walls include a variety of components and systems that include windows, doors, anchor tie-ins, as well as transitions to flooring, decking and roofing systems. All of our water intrusion team members are carefully trained and certified to perform water leak testing. Once testing is completed the findings are documented, reviewed and an electronic report (e-Report) is generated that details the results. A report of your findings helps you to better understand the magnitude of the water leakage discovered and where the water leakage is occurring.

When a test crew is dispatched each water intrusion expert sent to your home or building brings along a fully stocked test truck or van that is loaded with a variety of leak detection instruments. These tools may include water Intrusion Testing Spray Rack Systems, Infrared Imaging Equipment, Moisture Meters, Forensic Spray Wands, Forensic Spray Guns, and much more.

What is the ASTM E2128?

San Diego Water Intrusion Experts

As water intrusion specialists, we apply a standardized test specification to every test we perform. Therefore, in this case, the ASTM 2128 is the “Standard Guide for Evaluating Water Leakage in Building Walls”.

In order to test your building’s exterior materials and systems effectively, ASTM International drafted the ASTM 2128 guideline. Like specialized ninja gurus, we use this guideline which is solely dedicated to performing investigative testing for the purposes of finding your water leaks inside your home or building.  The goal is simple, to investigate known water leaks and try to locate the source(s) of water leakage to identify where the leakage is originating from.

Initially, we set up testing at various locations around the area in question. Secondly, we then in a set-by-step manner perform a series of tests in sequence, which may include isolation testing. Our goal is to replicate and source the known water leakage point(s).

During testing, we methodically trace the path of the water intrusion. We then compare our test results to the pre-existing stains and damage(s). All of this data then helps us to arrive at a conclusion of where the water leaks are originating from.
