Santa Clarita Water Intrusion Testing is still very much a necessity.

Even though Los Angeles, is where most of our water intrusion testing business derives.

The term Fenestration means opening. Fenestration testing is the testing of all openings. Water Intrusion specialist Testing Company performs Fenestration testing here in Santa Clarita and thought Los Angeles. Some of our testings include;
In most cases, fenestration testing is necessary when a new Fenestration product is installed or, quality assurance testing. In other words, testing windows thought to leak during rain or are otherwise problematic.
Deck Leaks From Rain
The ASTM D5957 is a standard by which decks should be thoroughly tested and evaluated. If your Santa Clarita deck leaks when it rains it’s probably due to a host of reasons, but can usually be narrowed down just a few.
- Poor quality surfacing, substrate, or waterproofing materials
- Penetrations leaking
- The improper slope of the deck
Although there are guys out there who will show up with a water hose and start spraying all over the place, we do not. As a matter of fact, our testing procedures are exactly that, procedures. We test leaking decks in a. systematic, through, the standardized manner in the event the test ever had to be used to get job bids or even be used in court.
Water Leaking Through walls
Water leaks through walls are almost as common as rain leaks through roofing materials, it’s just not as common. Make no mistake, however, wall leaks happen. In most cases, wall leaking happens one of three ways;
- Concrete or soil above the weep screed
- Negative slope towards your house
- Inadequate yard drainage
Out here in Santa Clarita will so much new construction we see all of these issues. Who knew right? From builders placing stucco over the weep screed to unqualified landscapers creating adverse conditions that do not support proper drainage or grade elevations. All of these issues can significantly impact your new home or even your existing one.
What type of damage can you expect? For one thing, with respect to weep screeds, these flashings allow for drainage of the stucco walls. When they are otherwise blocked, this drainage does not happen and water has nowhere else to go but inside your house, and it will. For the most part, the same holds true for soil and concrete which blocks the weep screeds’ ability to drain, which is its primary function.
Improper or missing yard drainage can have similar effects. Cases where there is inadequate drainage, slopes towards the house, or substandard grade elevations, water simply stays on your lot. The idea if drains are to get the rain or irrigations water from your lot to the storm drain as quickly as possible. In contrast, not towards your house or sitting around your foundation. When your Santa Clarita house has water intrusion into the walls, we’ll use the ASTM 2128 test to locate and source the water intrusion.

- Wood shake
- Concrete or Clay tile

Low sloped roofs get inspected to a standard known as the ASTM D7053. We perform these tests on commercial buildings as well as residential low sloped roofs, like for example in many Los Angeles houses.
Santa Clarita moisture Testing for Homes in Escrow
Santa Clarita Homes that are in the escrow process seems to be the most stressful tests. No matter if we’re testing a window, door, deck, or roof, emotions are high. Even as an independent third-party testing company, we just perform moisture intrusion analysis.
Whether you find yourself needing a disinterested neutral third-party option, or a water intrusion testing company local to Santa Clarita to provide closure to an unknown stain on the wall or ceiling, we can do that.
Local Window, door, roof or deck leak testing
The project before you is a Santa Clarita Water Intrusion Testing project we were called to perform on a home which is in the escrow process. Apparently, during the home inspection process water stains were discovered around the drywall. What makes this an interesting test, was that the window was, in fact, a stationary or fixed assembly. In other words, it does not open.
We decided on the ASTM E1105 water test here, administered in the static method. After setting the interior negative air chamber, we commenced with the water onto the specimen.
Not long after the test began, it was abruptly stopped. The reason being was that the window leaked from the frame assembly, not the glass as suspected by the owner.
Moisture Intrusion Testing Results
To be clear, we performed no destructive testing as with other tests like the ASTM 2128 or the AAMA511-08. The homeowners and their contractor felt that the results were enough to warrant a window replacement.
